Job Description

My Kent based client is currently recruiting for an experienced design build co-ordinator to join them on a permanent basis.

The role of design co-ordinator requires excellent communication skills, with the ability to mediate between diverse stakeholders from professional design consultants to suppliers and tradespersons.

Communication skills should include an ability to understand and interpret complex technical issues and present them in a clear manner which assists parties in resolving design issues.
A professional demeanour will be important in client facing activities.
The candidate needs to be able to develop a cordial, positive and constructive working relationship with all parties, but with the ability to take a firm line when parties are underperforming against agreed targets.
The candidate have a confident and problem solving mindset, willing to put forward their own proposals both for improving workflows and procedures within the role, and for proposing creative solutions to design problems.

This is a smaller organisation which expects a degree of flexibility and openness to undertaking duties beyond the immediate confines of a job description, in return for which the right candidate has the opportunity to learn quickly and take on greater responsibility. Weekly face-time with the owner / managing director means that those who show initiative and potential are noticed and rewarded.


Architect Part 2 / Part 3; Architectural Technician / Technologist

Acceptable alternative:
Engineering / Surveyor background with requisite experience

·Min. 5 years post qualification experience of which 2 years working in a design co-ordinator role with a recognised residential contractor / developer on multi-unit apartment schemes in inner London.
·Experience should include 1 no. multi-storey apartment / mixed use developments each comprising more than 10 units (or experience of greater scale and complexity across other building types, but still with at least one residential project).
·Experience should ideally include 1 no. project involving conversion / reuse of historic building.
·Familiarity with technical considerations of contemporary construction methods including concrete frame, brickwork support, cladding, metsec façade systems, window systems, flat roof detailing.
·Should be experienced in liaison with building control, planning officers and client representatives.
·Familiarity with the applicable design standards pertaining to developments in London including Building Regulations, London Housing Design Guide, Secured by Design, Code for Sustainable Homes, BREEAM.
·Experience of co-ordination of mechanical and electrical packages of work and resolution of service routing / clashes on site. Deeper experience in design aspects of M&E desirable.

Liaise on a daily basis with design team including architect, structural engineer, M&E engineer, specialist designers. Work with project manager to establish targets, programmes and information release schedules for design team.
Review information produced by design team for completeness and consistency. Identify contradictions / gaps in information which may affect the work of the operations team and instruct team to correct before the information is issued for use on site.
Liaise and manage contractor relationship with client body, including management of design review process, leading meetings and responding to queries and concerns.
Undertake responsibility to prepare and submit information to discharge planning conditions.
Keep commercial and operations teams up to date with progress on design packages and alert them to any issues with the potential to cause delay to programme.
Maintain records of specific performance requirements for various packages arising from design standards, planning conditions, client requirements, etc. Review production information from design team and third party suppliers / subcontractors for compliance with these criteria.
Manage design review and approvals process by obtaining design information (shop drawings) from third party suppliers / subcontractors, arranging design review by consultant team, and working with both to understand and clarify issues and difficulties which may arise to arrive at a workable solution. Communicate with all parties on a regular basis to ensure that information is produced, reviewed, revised and approved within the allotted time frame.

Location: Kent
Hours: Full Time. Monday - Friday. 8am - 5pm.
Salary: £35,000 - £45,000 (dependant on experience)
